In many cases you can build without a permit. These are the rules to watch out for.
When is it permit-free?
A canopy or garden room in the rear yard area is in many cases permit-free, provided the structure meets the requirements. The main rules of thumb: the structure is at least one metre from public space, no higher than three metres (slightly more is allowed within four metres of the house, connecting to the house) and the total built surface of auxiliary structures stays within the permitted area for your plot.
Mind these exceptions
Do you live in a listed building, a protected town- or villagescape, or do specific zoning rules apply? Then an environmental permit is often required. Stricter rules also apply for placement in front of the front facade line.
